How we worked this out: we multiplied the per-square-foot ranges that builders and kit sellers publish on their own websites (checked 7 November 2026) by each size. These are computed ranges, not quotes. Most published prices are from Texas builders; costs differ by region. See the per-square-foot sources.
Cost by size at a glance

|---|---|---|---|
| 1,200 sq ft | $23k–$46k | $30k–$66k | $156k–$300k |
| 1,500 sq ft | $29k–$57k | $38k–$83k | $195k–$375k |
| 2,000 sq ft | $38k–$76k | $50k–$110k | $260k–$500k |
| 2,500 sq ft | $48k–$95k | $63k–$138k | $325k–$625k |
| 3,000 sq ft | $57k–$114k | $75k–$165k | $390k–$750k |
| 4,000 sq ft | $76k–$152k | $100k–$220k | $520k–$1M |
Per-square-foot ranges used: kit $19–$38, shell $25–$55, turnkey $130–$250. Kit = materials only (no slab, no labor). Shell = erected and weather-tight; builders define it differently. Turnkey = move-in ready. Land, site work, septic, well and power are extra in all three.

Why the range is so wide
- Finishes: builders publish basic turnkey from about $100 per sq ft and luxury at $300 or more. Flooring, kitchens and fixtures swing the total more than the frame.
- What "square feet" means: some builders price finished living space only, others include porches and shop. A big shop is cheaper per foot than living space, so a home-plus-shop can have a lower average than the living-area rate.
- Smaller may cost more per foot (our reasoning, not a published figure): kitchens, bathrooms and mechanicals don't shrink with the floor area, so small homes probably run higher per square foot. We haven't found a builder who publishes a price by size band to show exactly how much, so the table above uses one range for every size.
- Region and timing: most figures here are from Texas builders in 2026. Material and labor costs move, and most pages are undated.
What's usually not in the number
- Land, survey and closing costs.
- Site work: one Texas builder publishes $15,000–$50,000 for clearing, grading, utilities and septic.
- Septic permit: Texas county fee schedules run $250–$410, and the system itself is separate. Texas septic guide
- Water: well or water-line hookup. Power: co-ops often pay part of a new line and bill the rest.
- Insurance, property tax, and any coastal windstorm requirements.

Frequently asked
How much does a 2,000 sq ft barndominium cost?
From published prices, about $260,000–$500,000 turnkey, $50,000–$110,000 as an erected shell, and $38,000–$76,000 as a materials-only kit. Real quotes from builders in your county are the only reliable number.
Is a barndominium cheaper than a regular house?
The frame and shell can cost less, especially as a kit, but the finishes, land, septic and site work cost about the same either way. We don't publish a comparison because we haven't found a source that compares like with like.
Do these prices include land and septic?
No. Turnkey prices usually exclude land and often site work. Some builders include septic; Oak & Iron says its turnkey does, while Lawrence prices site work separately.
