How much does a barndominium cost?

From published prices: a materials-only kit is about $19–$38 per square foot, a shell $25–$55, and a turnkey home most often $130–$250. For a 2,000 sq ft home that's roughly $260,000–$500,000 turnkey, before land, septic, well and site work.

Costs people forget

  • Land, plus survey and closing costs.
  • Site work: clearing, grading, the building pad and driveway. One Texas builder publishes $15,000–$50,000 including utilities and septic.
  • Septic system and its permit (Texas permit fees run $250–$410).
  • Water: a well or a water-line connection.
  • Power: rural electric co-ops often cover part of a new line and charge you the rest.
  • Insurance, property tax and any windstorm or flood requirements.
